Terms & Conditions

In making a confirmed booking, guests accept the Ballin Dhu terms and conditions, as follows,

 

PAYMENT

  • A non-refundable booking deposit of £200 per stay is required within 7 days of confirmation of your provisional booking.
  • Payment of the remaining balance is required 6 weeks prior to arrival date. A booking may be treated as having lapsed if this outstanding amount has not been paid in full by the due date.
  • The owner reserves the right to refuse entry, and to cancel the booking and re-let the property to alternative guests if full payment is not received 6 weeks prior to the start of the booked period.
  • It is strongly advised that guests take out comprehensive holiday insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

 

DAMAGE DEPOSIT (‘Good Housekeeping Deposit’)

  • A damage deposit of £150 is required and will be returned within 14 days of the end of your holiday, less the cost of damage, breakages or extra cleaning required. 
  • Please leave Ballin Dhu as you found it and treat the facilities and accommodation with due care so that other guests may continue to enjoy them.

  • If you notice something is missing or damaged in your accommodation, please report it immediately so that the owner can take appropriate action. If there has been any damage or breakages during your stay, please report them promptly, especially before check-out. The accommodation will be inspected at the end of your holiday.
  • In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify the owner in full for any loss that may be incurred as a result. 
  • Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be deducted from the damage deposit.

  

CANCELLATION by GUEST

  • In the event of a cancellation by guest the £200 deposit will not, in any circumstances, be returned.  For cancellation within 6 weeks of arrival, if it is possible to re-let Ballin Dhu for the booked period, at the full rate, the balance already paid will be returned. In other circumstances, partial refunds may be made available at the owner's discretion.
  • It is strongly advised that guests take out comprehensive holiday insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

 

CANCELLATION by OWNER

  • Your booking will not be cancelled by the proprietor except in exceptional circumstances beyond the owner’s control. Notification will be given of the cancellation as soon as possible and all Ballin Dhu booking payments made for your holiday will be promptly refunded. The owner’s liability for cancellation shall be limited to the amount of rent paid.

 

ARRIVAL and DEPARTURE TIMES

  • The Ballin Dhu rental period begins at 4pm on your arrival date and ends at 10am on your departure date.
  • Please ensure that you vacate the house by 10am on the agreed day of departure so that sufficient time is available for preparing the property for the next visitors.
  • Please remove all food from the property and empty bins prior to departure.

 

BEDLINEN & TOWELS

  • All beds have duvets and full bed linen is provided. Dish towels are provided. Bath towels and bath mats are provided. Please do not remove any towels from the property for any reason.

 

CLEANING

  • Essential cleaning materials are provided so that guests can leave Ballin Dhu as they found it. The £150 good housekeeping deposit will be returned within 2 weeks of guest departure, provided Ballin Dhu and its contents are undamaged, have no breakages and are left clean and tidy.
  • Use only cleaning products provided; use of others may cause damage to surfaces.

 

  PETS

  • Well-behaved dogs are permitted by arrangement and on the understanding that they do not get onto furniture and are not left unattended in the property at any time. Dogs must be wormed and treated for fleas before arrival. An additional £25 per stay is charged per pet.
  • Pet owners must ensure they clean up after their pets in the garden.


ELECTRIC VEHICLES

  • There is dedicated 7.4kW Type 2 EV charger on the driveway for exclusive use by guests. A 5-metre Type 2 cable is required. Please make contact before your stay to request access details. Operation of the charger and payment for EV electricity is via the 'Tap Electric' app.

  • EV charging is not permitted from domestic 13A sockets via 'granny cables'.

 

SMOKING

  • Ballin Dhu is strictly a no smoking property. This includes e-cigarettes/vaping. Smoking or vaping anywhere inside the premises will result in termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at the expense of guests.


WOOD BURNING STOVE

  • Guests must only burn well-seasoned logs in the woodburner (absolutely no other fuels such as coal or peat).
  • Ensure that logs in the woodburner have burned down before you go to bed or go out for the day.
  • Please use the ash carrier provided to empty ash from the woodburner, if required (this only needs done every 3-4 days). Once completely cool, ash in the ash carrier should be emptied to the wheelie bins.

 

GENERAL

  • Ballin Dhu is to be used solely for the purposes of self-catering holiday accommodation (no parties or events). The maximum number of persons using the accommodation at any time must not exceed 6 persons and only those listed on the booking can occupy the property. The owner reserves the right to terminate the booking without notice and without refund in case of a breach of this condition.
  • The client may in no circumstance re-let or sublet the property, even free of charge.
  • Please respect the local community and try to keep noise levels to a minimum, especially between 11 pm and 8 am. The owner reserves the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
  • Ballin Dhu is a privately owned lodge; the owner expects all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.
  • The owner shall not be held responsible or liable for any accident, loss or mishap to persons, possessions or property whilst using the premises or for any illness or injury arising from any cause whatsoever.
  • Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
  • The owner or their agents are to be allowed access to Ballin Dhu at all reasonable times to undertake essential maintenance or for inspection purposes.
  • No compensation will be given for any temporary outage of electricity, water, internet connection or television service.
  • The owners are not responsible for the loss of any personal belongings or valuables of the guest.
  • Guests are responsible for signing out of any personal TV subscription services before departure.
  • All inventory must remain in the property and not be taken to another property.
  • Candles are not allowed inside the house.
  • The BBQ must be cleaned after use.
  • Please lock the doors and close the windows when you leave the property unoccupied.

 

COMPLAINTS

Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to the owner/their representatives so that they can endeavour to put matters right. Any complaints not reported to the owner/their representatives at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
